Court Records
Court records are available with the exception of those protected under Supreme Court Administrative Order AOSC 18-16. The Court Records Search will require the Local Case Number or the Uniform Case Number (UCN).
  •  A Local Case Number is a 14 characters alpha numeric string without any spaces. It must be in format Two-digit Year Six-digit Number Case Type like 23000123CTAXMX. You may obtain the case number by searching the court records here
  • A UCN is a 20 characters alpha numeric string such as 282023CT000123CTAXMX. It should not include any spaces. You may obtain the UCN by searching the court records here.

Official Records
Official Records consist of liens, plats, certificates of title, mortgages, lis pendens, marriage licenses, deeds, judgments, death certificates, military discharges, and more.  

Process
  • Prior to purchasing the non-refundable certified documents, verify the agency receiving the document accepts e-certifications. Some federal and out-of-state agencies will not accept e-certified documents. Confidential and specific archived records may continue to be certified with a wet stamp or raised seal.
  • After submitting the order, the requestor will receive an email to access the encrypted PDF document and require Adobe Acrobat Reader to be viewed. The software verifies the authenticity of the document, confirming the Highlands Clerk as the certifier and whether it has been modified since it was issued by the Clerk’s office.
  • You can print the e-certified copy as many times as you need, and you can use it the same as a wet or embossed certified document.

Certain documents that may not be available online can be e-certified by emailing record@highlandsclerkfl.gov or by visiting the Clerk’s office in person.
